They could try to have more staff as I could see that they were struggling to even look after customers during breakfast and vending machines were not working. Staff were lacking local knowledge. Shower shampoo and soap were of very poor quality.
I thought the staff were wonderfully helpful. Nothing was too much trouble. It was service with a smile. The food was excellent and the room was very comfortable with a fantastic view of the lake. We will recommend this hotel to all our friends.
The road was a little noisy at times but it did not disturb our sleep at all.
We enjoyed this hotel very much. Rooms very comfortable, balcony with view across the lake was great, parking facilities were excellent, quiet location, lovely staff, good breakfast.
One very minor gripe was the lack of a designated bar area to enjoy a pre-or post-dinner drink. There was a bar but it was not in the same room as the seating area - it felt like we were having a drink in a waiting room!

The room was quite nice, basic and clean, but good bed, sheets, etc and exactly what we had expected. The view of the lake was delightful.
The breakfast is terrible. With all of the great food in Italy, I'm actually shocked, as a matter of pride, that they would serve such stale and unappetizing foods. Gross cheese and coldcuts (warmcuts...), crap machine coffee in the land of tasty espressos, stale bread (and a lousy selection of it at that), and very, very limited other choices. The fruits were all in syrup from cans, not fresh. I may very well skip this hotel in the future, despite it's great location and comfortable atmosphere, just because the breakfast was so bad. I personally like a nice breakfast in the morning, and with no other place around the hotel to go, you are stuck with this gruel.
The staff arranged for a bottle of prosecco and flowers for our arrival when I requested this by email, this was very easy to arrange and they were very helpful. The rooms are modern and in good condition. The view was fantastic.
Breakfast could have been better, but this is a minor point. Overall this is a very good hotel and a high standard for a 3*. Lake view does mean looking over a road immediately outside the hotel, but it doesn't spoil it.

The dining area is uncomfortably warm. Air conditioning is a requirement here. It would have been nice to be given the option of eating breakfast outside. The warm atmosphere in the dining room cause us to eat out elsewhere during our stay.
The hotel was in an excellent location and was just what we needed for our stay. It is not a luxery hotel but for the money it is clean and very comfortable. Our room was a good size (perfect as we had a cot too) and the views from both balconies were lovely - worth paying for lake view! The staff were really lovely and welcoming too.
It wasn't exactly my taste in furnishing - I wouldn't describe it as luxery - but we knew that when we booked it. The breakfast was also a bit lacking.

Hotel was on a busy narrow road which meant walking from the hotel or back to was perilous as there was no footpath and high walls either side.the air conditioing was not in operation and as it was 25 deg it was necessary to open winow. As road was busy it was very noisey which kept me awake at night. Most the restaurants were approx 1.5 miles walk away.

On a busy road, although hotel is well sound proofed when doors/windows shut. Also a good 20 minute walk from closest ferry stop at Tremezzo along a busy road largely with no pavements.
Good location, clean room with a small balcony and view of the lake. Helpfull staff and a good breakfast. Overall very good value for money

Position not so good if you don't want to use your car.Busy road without pavements in places.Could feel springs through mattress though still slept well .Would be good to have info about location ie buses and ferries ,restaurants without having to ask for it.eg folder in reception

The room is spacious, the lake side had a good view (we got an upgrade), the whole hotel is very clean and it looks like new due to a recent renovation. The service is also quite good.
The parking facilities ( a garage underneath the hotel) was not big enough to store all cars. Due to a complete lack of possiblities to park outside the hotel, the lack of space resulted in double parked cars, one blocking the other. Probably only an issue in the high season. The products used in the restaurant are poor. Examples: No real juice, but a powder. No real coffee but powder from a machine, no fresh bread. Both facilities (parking and breakfast) are very important to us and the parking was even a reason to chose this hotel, so that was a dissapointment.
